Job Description
Unity Search is partnering with a fast-growing real estate client in North Dallas to find a results-driven and experienced Contract Manager to lead and oversee all aspects of contract administration. This role is responsible for managing a team, guiding the preparation, review, and execution of contractual agreements, and ensuring alignment with corporate policies and industry regulations.
The ideal candidate will bring strong leadership capabilities, a deep understanding of construction contracts and financial reporting, and a collaborative mindset to work across Legal, Accounting, and Project Management teams.
Responsibilities
- Lead, coach, and manage the Capital Contracts team, including Contract Analysts, to ensure departmental goals and contract volume expectations are consistently met.
- Develop and implement standard operating procedures (SOPs) to streamline contract management processes.
- Provide training and mentorship to team members to promote best practices in compliance, system use, and contract lifecycle management.
- Monitor team performance metrics and adjust workflows as needed to meet project deadlines and quality standards.
- Oversee the preparation, negotiation, and administration of construction contracts, change orders, and amendments.
- Provide expert guidance on contractual terms and conditions to mitigate risk and ensure alignment with company objectives and legal standards.
- Ensure contracts comply with applicable regulatory, legal, and internal policy requirements related to materials, equipment, labor, and services.
- Participate in weekly meetings with the Legal team to review and prioritize contract processing and resolve outstanding issues.
- Maintain comprehensive audit files for all contracts and associated documentation, including payment schedules and modifications.
- Review and post executed contracts and change orders into Yardi and associated platforms.
- Prepare and deliver monthly and quarterly construction reports detailing total capital spend, project pipeline status, and key financial metrics.
- Generate ongoing reports related to contracts and purchase orders to support decision-making and project planning.
- Track and analyze actual expenditures versus budgeted amounts, identifying and reporting on material variances.
Qualifications
- Bachelor’s degree in Business Administration, Construction Management, or a related field (Master’s degree preferred).
- At least 5 years of relevant experience in contract management, including at least 2 years in a managerial role.
- Strong knowledge of real estate and construction industry standards, legal terms, and regulatory compliance.
- Proven ability to lead cross-functional collaboration with Legal, Accounting, and Project Management teams.
- Strong attention to detail, organizational skills, and ability to manage multiple priorities in a fast-paced environment.
- Exceptional written and verbal communication skills with the ability to explain complex contractual terms to non-legal stakeholders.
